30 Old Bailey / 60 Ludgate Hill forms a major development for Land Securities in the heart of the City of London. The existing island site is made up of Hillgate House which is formed of three interlinked 8 storey office structures and Export House which is a 12 storey office tower, these structures share a common two level basement which takes up the footprint of the entire site.
The site is located on Ludgate Hill and is directly opposite the Old Bailey Courthouse. The existing structures above a Major UKPN HV electrical interchange facility (Seacoal House) which was being partially demolished and re-built concurrent with our demolition works.
Throughout these works the interchange facility remained live and had significant vibration and methodology constraints along with contractual handover milestones for handover and release of work.
Project Challenge and SolutionsKeltbray’s approach to the project was to undertake engineering and methodology reviews to develop a demolition methodology with minimal impact to the live UKPN live operations. This was developed With our in house engineering practice Wentworth House Partnership and in conjunction with the project team and UKPN. Specialist cutting techniques were developed at the interfaces with the retained UKPN assets and tower crane / mini machine demolition was utilised on the tall tower structure. In addition to the main UKPN HV interchange we had to accommodate the relocation / removal of five existing substations on site whilst they remained operational and fully accessible by UKPN.
