As part of the Redbridge Council refurbishment and overhaul of the 600 homes within the tower blocks and maisonettes of the Orchard Estate Keltbray Environmental Solutions were appointed by Carillion Energy Services to undertake the removal of asbestos containing materials (ACMs) and to provide advice and attendance on works interfacing with ACMs.
The ACM removal works included asbestos insulation board from existing windows, removal and disposal of asbestos insulation debris from ceiling voids, void access hatches, storage heaters and asbestos containing bitumen weather proofing to the existing roof spaces.
Additionally Keltbray Environmental Solutions carried out full environmental cleans to the maisonette loft spaces and installed new services brackets and trunking to ceilings with controlled drilling and containment of the retained textured ceiling coatings and resultant debris.
Project Challenge and Solutions
Live premises – all of the ACM removal works and services enabling works were carried out in dwellings that were in full time occupation by the residents. This required careful planning, communication and delivery.
The Keltbray Environmental Solutions in-house client liaison officer was employed on the project to provide residents with information about how the works were going to be carried out and when and also to allay any fears they had concerning the naturally emotive subject of asbestos.
Providing excellent information and communication and also forming good working relationships with the residents was key to delivering this project successfully as inevitably planning and programming within such live working environments can be very challenging.
Each supervisor and operative followed the Keltbray Environmental Solutions procedures to ensure that customer satisfaction was achieved on every property.
