Keltbray is delivering a technically demanding and highly coordinated programme at 60 Gracechurch Street, a development driven by its engineering ambition and the constraints of working within one of the City of London’s busiest commercial districts.

The existing structure is being dismantled floor by floor under a full scaffold wrap, supported by a tower crane installation that enables safe and efficient top‑down sequencing. Beneath this, complex basement works are progressing in parallel, preparing the foundations for the next phase of development.

As the superstructure is removed, new ground floor and basement levels will be formed to support the construction of a 36‑storey slip form core, which will anchor the future tower. The scheme also embeds sustainability across all phases, from material reuse to low‑carbon design.

Keltbray’s integrated delivery model brings together soft strip, demolition, enabling works, piling, basement box construction and slip form core operations. Our integrated approach ensures technical precision and a seamless transition between phases.

Key Facts

  • A large‑scale propping system is required to maintain basement stability during demolition and reconstruction, supported by temporary works and continuous monitoring.
  • Delivering a 36‑storey slip form core within a confined City footprint demands specialist sequencing and uninterrupted progress, coordinated closely with demolition and basement operations.
  • Restricted access and limited storage space require phased deliveries, strict traffic controls and coordinated crane operations to maintain programme certainty.
  • “This type of project is complicated, you will inevitably encounter unexpected issues. But Keltbray has maintained the programme and addressed every challenge found. That’s very laudable and demonstrates the excellent collaboration they bring to the project.”

  • “It is a very tight site in the city centre; nothing here is easy. And yet, Keltbray is making very good progress in delivering what they have promised.”
