Keltbray was commissioned by Mace to undertake the design and installation of bearing pile foundations for the Microsoft LON01_02 data centre development on Bashley Road, London Borough of Ealing.

The works comprised a high‑volume, multi‑technique piling programme, including 479No 572mm diameter rotary bored low‑level bearing piles, alongside 856No CFA bearing piles ranging from 450mm to 750mm diameter. In addition, 16No 900mm diameter rotary bored piles were installed to support tower crane foundations.

To satisfy Eurocode 7 testing requirements, dynamic pile testing was undertaken on 1% of the working piles, significantly reducing the requirement for static load testing and delivering programme and cost efficiencies.

Two bespoke concrete mixes were used to suit the differing piling techniques, with dual suppliers appointed to mitigate supply and quality risk.

The piling works were carefully sequenced, with up to four piling rigs operating concurrently to maximise productivity.

Approximately 20,000 man‑hours were delivered, supported by close collaboration with the main contractor and client team to manage complex below‑ground services and future service interfaces.
